Exterior Painting in the Greater Charlotte Area

Washed, scraped, and caulked before a drop of paint goes on, because prep is what decides how long an exterior lasts here. Backed by our 100% Workmanship Warranty.

Exterior Painting in the Greater Charlotte Area

The Charlotte climate is hard on the outside of a house. Summers are long, hot, and humid, and afternoon storms mean siding that soaks and dries over and over. Spring brings the pollen everyone here complains about, which settles into a film that paint will not bond through. North facing walls and anything under a tree canopy grow the green and black algae you see streaking siding all over the Piedmont. Winters are mild but still cycle above and below freezing, which works caulk joints loose a little at a time. Brushworks Painting paints exteriors on everything from full brick with painted trim to fiber cement, hardboard, vinyl, and stucco.

Almost all of the durability of an exterior repaint is decided before the finish coat goes on. We wash the house down so the coating has clean substrate to grip, scrape and sand failing paint back to something sound, cut out failed caulk instead of painting over it, reseal trim seams and window casings, and prime bare wood and repairs. Then the finish goes on, exterior product from Sherwin-Williams chosen for the surface it is going on. We watch the forecast rather than the calendar, because coating damp siding or beating a storm by an hour is how a repaint fails at the joints in year two. Backed by our 100% workmanship warranty.

Stucco and Synthetic Stucco

Elastomeric and breathable acrylics over textured walls, with cracks addressed before coating rather than bridged over.

The detail work that actually gets noticed, plus the parts of a house that take the most water.

Reasons to Look at Exterior Painting

Run a hand down a sun facing wall. If it comes away with a dusty residue, the binder has broken down under UV and the coating is no longer protecting what is underneath it.

Algae and mildew on shaded and north facing walls is normal in this climate and it is not only cosmetic. It holds moisture against the surface, which is how wood trim starts to go soft.

Gaps at trim, corner boards, and window casings let water behind the siding. Left alone that becomes rot repair, which costs considerably more than the caulk and paint would have.

Paint lifting in sheets or bubbling means moisture is getting behind the film, or the last coat went onto a surface that was not clean. Either way another coat over the top will fail the same way.

Our Standard

How We Ensure a Perfect Job, Done Right

We guide every exterior painting project through a structured, multi step quality checklist.

1

Wash the House

Every exterior gets washed first, because coatings will not bond through pollen, chalk, dirt, or mildew. Clean is the goal rather than maximum pressure: too much force drives water behind siding and raises the grain on wood.

2

Scrape, Sand, and Repair

Loose and peeling paint comes off, edges get feathered so they do not show through the finish, and any rotted trim or siding is repaired or replaced at this stage.

3

Caulk and Prime

Failed caulk is cut out rather than covered, then trim seams, casings, and door surrounds are resealed and bare wood and repairs are primed.

4

Apply the Finish

Exterior product matched to the surface, applied at the spread rate it is rated for, with the forecast checked before each day rather than after.

5

Walk the Whole House

We go around the house with you, ground level and up, and take care of anything you point out before we pack up.

✓

Move or reposition lightweight items that are directly in our way when reasonably possible.

✓

Maintain a clean and organized work area throughout the project.

✓

Remove painting related trash, debris, and empty paint containers when the project is complete, and leave any remaining paint with you for future touch ups.

✓

Clean up paint and preparation materials from the immediate work area before leaving.

What We Ask You to Prepare

We want your painting project to go as smoothly as possible. A little preparation before we arrive helps protect your belongings, gives our team better access to the surfaces we're painting, and allows us to focus on delivering the best possible finish.

Before we arrive, please remove or relocate items that may interfere with the areas being painted, including:

  • ✓Patio furniture
  • ✓Grills
  • ✓Other loose items that could interfere with painting
  • ✓Vehicles parked near the house or where painting and preparation will take place

Please place these items in a safe location away from the work area. Keeping vehicles away from the house helps provide our crew with adequate access and protects your vehicles from dust, debris, overspray, and other materials associated with the project.

Please trim or relocate plants, bushes, vines, and tree branches that are directly touching or blocking the surfaces being painted. We will take reasonable care around your landscaping, but heavily overgrown vegetation can prevent proper access and make it difficult to achieve complete and consistent coverage. If vegetation cannot be moved or trimmed back sufficiently, our team will do our best to work around it, but some areas may have limited access or coverage.

Please remove items attached to the exterior surfaces being painted, including:

  • ✓Seasonal decorations
  • ✓Hanging baskets
  • ✓Outdoor artwork
  • ✓Decorative signs
  • ✓Wall mounted planters
  • ✓Other removable exterior items

If you would like holes or hardware patched or removed, please discuss this with your project manager beforehand.

Please make sure all windows and exterior doors are properly closed before pressure washing or painting begins. If you have windows that do not seal properly, please notify us before the project starts. Pressure washing can cause water or debris to enter through improperly sealed windows or doors. If you are planning to have your windows professionally cleaned after the project, we recommend scheduling window cleaning after exterior painting is complete, particularly when pressure washing is involved.

Please identify any exterior items that require special attention before work begins, such as:

  • ✓Outdoor lighting
  • ✓Cameras
  • ✓Speakers
  • ✓Doorbells
  • ✓Security equipment
  • ✓Irrigation controls
  • ✓Satellite equipment
  • ✓Other mounted electronics or fixtures

If an item needs to be removed or disconnected before painting, please make arrangements for this ahead of time unless removal is specifically included in your project scope.

Please make sure irrigation systems are functioning properly and let us know where sprinkler heads and irrigation lines are located. If possible, avoid running irrigation while exterior painting is taking place and during the initial drying period. Water hitting freshly painted surfaces can interfere with proper drying and the final finish.

We love your pets, but exterior painting involves open gates, ladders, equipment, pressure washing, and wet surfaces. Please keep pets safely indoors or otherwise away from the work area throughout the project. If you have an invisible fence or another pet containment system, please let our team know before work begins.

Please notify us if you are aware of any bee, wasp, hornet, or other insect nests around the areas being painted. For everyone's safety, nests should be removed or treated before our crew arrives. We will make reasonable efforts to work around active nests, but we cannot guarantee access or complete coverage in areas that cannot be safely reached.

Please make sure our team can safely access the areas included in your project. This may include:

  • ✓Unlocking gates
  • ✓Providing access to fenced areas
  • ✓Clearing pathways around the home
  • ✓Removing obstacles from walkways
  • ✓Making sure exterior water and electrical access are available when needed

If certain areas of the home are inaccessible, please let your project manager know before work begins.

Pressure washing or exterior cleaning is typically included for all exterior projects. Please be aware that the process may cause temporary water, dust, dirt, or debris around the home. Please remove or protect belongings that could be affected. Pressure washing may also expose existing deterioration, loose paint, damaged caulking, rotted wood, or other underlying conditions. If our team discovers these conditions during preparation, we will communicate them with you and discuss the appropriate next steps.

Exterior painting is dependent on suitable weather conditions. Rain, high humidity, excessive moisture, extreme temperatures, or other unfavorable conditions may require us to adjust the schedule. Our priority is to apply your paint under conditions that allow it to properly adhere, dry, and cure. Please don't be concerned if you see your project date move due to weather. We would rather wait for the right conditions than rush your home's exterior and compromise the finish.

Exterior painting is more than simply applying a new coat of paint. Proper preparation is an important part of achieving a quality, lasting result. Existing peeling paint, cracked or deteriorated caulking, wood rot, damaged siding, moisture issues, or other underlying conditions may require additional attention. If these conditions are outside the original scope of work, we will communicate with you before proceeding with additional work whenever possible.

Exterior Painting FAQs

Spring and fall are the sweet spots, and summer works fine if we plan the day around the heat and the afternoon storms. What matters more than the month is that surfaces are dry, temperatures are in the product's range, and no rain is coming before the coating sets. During the worst of the spring pollen we either hold off or wash immediately before coating, because pollen film keeps paint from bonding.

Wood siding and trim usually want attention every five to seven years in this climate. Fiber cement and stucco can run ten years or more. Sun facing and weather facing walls always go first, so it is normal for one or two elevations to need work before the rest of the house does.

We wash every exterior, but the goal is clean rather than high pressure. Too much force pushes water behind siding and roughens wood grain, which creates problems that surface later. On mildew and algae we use a treatment that kills the spores instead of just blasting the color off.

We stop and wait for surfaces to dry properly. Coating damp siding traps moisture and is one of the most common reasons a repaint peels early. Rain days push the schedule, and we tell you as soon as we know rather than leaving you to wonder.

We can, and it is worth thinking through first, because it is difficult to reverse. Brick has to be clean and fully dry, and it needs a breathable masonry product so moisture can still escape rather than getting trapped and pushing the coating off. If we do not think your brick is a good candidate, we will say so.

We find it during prep, when the scraping happens. Small soft spots get consolidated and filled with exterior epoxy. Boards too far gone get replaced. Either way you see it and approve the cost before we do the work, rather than finding it as a line item afterward.

Yes, an outdoor spigot and an exterior outlet, and that is usually all we need from you. We will also ask you to move vehicles off the driveway near whichever elevation we are working on, and to leave gates unlocked if the yard is fenced.

In a lot of the neighborhoods we work in, yes, and the approval takes longer than people expect. Start the architectural review request before you schedule the work. We will hold your spot on the calendar while it goes through.
